Myers, Crow & Saviers, Ltd., broke ground on Mason Creek Office Center II, 21700 Merchants Way, Katy, near Mason Road at I-10 in Houston’s Energy Corridor. The three-story, 127,955-square-foot office building is the second phase of the Mason Creek Office Center project, following the lease-up of Phase I by GEICO in December 2013. Construction of the second building will be complete by the end of February 2015.
Representatives at the groundbreaking included Mark Saviers of Myers, Crow & Saviers, the developer; Bob Cromwell and Kevin Nolan of Moody Rambin, the leasing and property management team; Charlie Richmond of Dupree & Associates, architect; Larry Rennell of Rennell Associates, construction manager; and Frank Lombard of the Katy Area Economic Development Council. General contractor for the project is Burton Construction.
One mile east of the intersection of Interstate 10/Katy Freeway and the Grand Parkway/Highway 99, Mason Creek Office Center II will feature approximately 42,650-square-foot floor plates, energy-efficient construction and systems, and a 6-per-1,000 parking ratio. Myers, Crow & Saviers is applying for LEED Silver certification by the U. S. Green Building Council. The 9.3-acre site is located in Mason Creek Corporate Park, a covenant-restricted, master-planned business park owned by Parkside Capital. The Grand Parkway at I-10 has recently re-opened with the completion of the north/south interchange ramps, allowing Mason Creek commuters direct access from I-10 to U.S. 290.

The building’s location has the electrical capacity for two 6.5-megawatt circuits to be brought to the building to power call or data center operations. The property also includes backup generator infrastructure and partially covered parking. The parking ratio of 6 cars per 1,000 square feet provides the high-density parking required by growing companies.
